Story:

This project was a four-unit residential design in the middle of Costa Mesa, Orange County. We wanted to bring a strong element of landscaping and green space to the project to provide relief from the busy streets. The challenge was creating a livable, home-like environment in a busy area. Through landscaping, creating courtyards, and stepping the building down into the site, we created pockets where the noise and intensity of the surrounding street would be reduced.

The property has four units of different sizes and configurations. The permitting process for this project was challenging due to the evolving ADU ordinances that were being implemented at the time. We optimized these new regulations to increase the property's density and number of units. The project began construction in 2022.
